Insurance Estimate Too Low in Houston? Get Your Own Repair Estimate

If the adjuster’s number won’t cover the actual repair, the most useful next step is a complete, documented scope of what the repair really takes. I’m Benny Mancillas. I walk your Houston-area property and write an itemized Xactimate estimate you can compare line by line.

Why insurance estimates come in low

Common reasons: rooms or walls left out, drywall cut height too short, missing baseboard, paint, insulation or contents moving, no line items for permits or debris removal, or pricing that doesn’t match the actual materials in your home. Often it isn’t one big miss but many small ones.

What to do if the adjuster’s estimate is too low

1) Ask for the full itemized estimate, not just the summary. 2) Photograph every affected room before demo or repairs. 3) Get an independent repair estimate that lists each room, measurement and line item. 4) Send it to your insurance company and ask them to review it. Keep all communication in writing.

How to dispute an insurance estimate with documentation

Disagreements go better with facts than with opinions. My estimate includes measurements, labeled photos and a Matterport 3D scan, so anyone reviewing it can see where my scope and the adjuster’s differ and why.

Text me the adjuster’s estimate and your photos at 346-680-8880. I’ll tell you what looks missing. A full written estimate is a separate paid service that starts with an on-site walkthrough; see how pricing works.

Independent, not a public adjuster

I’m an independent Xactimate estimator, not a public adjuster. I don’t negotiate with your insurance company, represent you on the claim or promise any change in what it pays. I document the damage and write an itemized repair estimate you can share. This isn’t legal advice; for representation, contact a licensed public adjuster or an attorney.

Questions

Do I have to accept the insurance company’s estimate?

No. It is the insurer’s figure for the repair. You can get your own estimate and share it. Check your policy, and talk to a licensed public adjuster or attorney if you want representation.

Will your estimate get my insurance to pay more?

I can’t promise that. I document the property and price the repair; the claim decision belongs to your insurer.
