Mold Damage Estimates in Houston
Mold-related projects can have separate assessment, removal and reconstruction needs. Chairman Estimating provides the estimating and property-documentation portion: an on-site Xactimate scope and Matterport record for Houston homeowners, restoration contractors and general contractors.

Keep project records clear
A useful handoff also identifies which version of a specialist document was used when preparing the estimate. If that document changes, the project team can determine which descriptions or quantities need another look. Keep earlier and revised records distinguishable rather than combining pages from different versions. This helps the estimate remain connected to the actual instructions and conditions being reviewed.
Keep estimating separate from assessment and remediation
An estimate describes and prices work. It does not identify an organism, establish a health risk, provide a mold assessment or certify that remediation is complete. If the project has an assessment, protocol or specialist instructions, bring those documents into the estimating discussion so the relevant work can be described with its source.
Chairman Estimating does not advertise mold remediation as a service. My role is independent estimating and documentation. The appropriate professionals remain responsible for their assessments and work. The property record should distinguish observed conditions from recommendations supplied by others instead of turning an assumption into a conclusion.
Document where the work belongs
A useful mold-related scope identifies the rooms, materials and quantities involved in the proposed work. A broad description such as “repair wall” may not tell a contractor which finish layers are affected or where the work stops. The walkthrough helps connect those descriptions to the actual layout and the accessible conditions.
Matterport adds room context that can be revisited while discussing the estimate. Photos and notes document particular areas. Neither a scan nor a photograph sees through concealed construction, so the scope should acknowledge areas that cannot yet be observed and information that still needs to be supplied.
Separate removal from reconstruction
A removal scope and a rebuild scope describe different stages of the project. Once materials are removed, reconstruction may involve insulation, drywall, finish texture, paint, trim or other applicable items. The specific tasks depend on the property and the supported repair approach, not on a fixed package applied to every mold-related job.
Keeping the stages clear also helps avoid counting the same task twice. If another contractor has already performed part of the work, the documentation should explain that status. Compare the proposed estimate with the existing records by location and task rather than assuming that every listed item remains to be completed.
Bring the project records to the review
Share any relevant existing estimate, specialist documentation and records of work already performed when we arrange the visit. Tell me whether the property is occupied, which areas can be accessed and whether the scope is for planned work or a rebuild after removal. That context helps make the walkthrough useful.
In Houston, every estimate requires an on-site visit, even when a project already has extensive photographs. Jobs outside my area can use remote estimating. The existing records support the visit; they do not replace documenting the accessible property conditions and the room relationships needed for the written scope.
Use an estimate for clear project conversations
A homeowner can use the itemized scope to ask a contractor what is included in a proposal and what remains separate. A general contractor can use it when organizing the rebuild and discussing the supporting repair steps. My ten years of general contracting experience inform that practical view of the work.
If an existing estimate needs review, I can document supported scope differences and prepare supplemental estimating in Xactimate. I do not act as a public adjuster or insurance adjuster, negotiate insurance claims or promise a coverage outcome. The purpose is a clear repair record that explains the proposed work and its limitations.
Protocol details and separate phases
Where the assessor’s protocol calls for them, the estimate can separately describe containment, zipper doors, negative-air equipment days, removal, HEPA cleaning, disposal, PPE and decontamination provisions. Encapsulation is not a substitute for required removal. Independent clearance and the subsequent rebuild remain distinct phases. The qualified specialists determine the protocol and clearance; Chairman Estimating documents and prices the applicable scope.

I work with contractors you can hire directly. Our estimating fee is explained on our pricing page, and we’ll go over it before I come out, so there are no surprises.
Most estimates are completed within 3 business days after the on-site inspection, signed agreement and any deposit. Properties with extensive damage may require additional time. Matterport is included in every file; opting out does not reduce the fee. The remaining balance is due when the estimate is completed. The completed estimate is released once the remaining balance has been paid. Full details: How pricing works.
Questions about this service
Do you test for mold or perform remediation?
No. Chairman Estimating provides estimating and documentation, not mold testing, assessment, remediation or clearance certification.
Can you estimate the rebuild after removal?
Yes. An on-site walkthrough and the relevant project records support a room-by-room reconstruction scope.
