Property Damage Estimates in Houston

After a property loss, a repair total is easier to understand when it comes with a clear record of the work. Chairman Estimating prepares independent, on-site Xactimate estimates and Matterport documentation for residential and commercial properties across greater Houston.

Keep project records clear

For a commercial property, identify the unit or suite and explain whether the question concerns a tenant finish or a shared building area. For a home, identify the rooms and any work already completed. Clear locations help keep separate proposals from being combined accidentally. If records use different room names, bring that discrepancy up so the written scope can use consistent labels.

Begin with the property and the repair questions

Water, fire, storm and mold-related losses can involve several rooms and trades. The first question is which conditions can be observed and documented at the time of the visit. The next is what work those conditions support. A room-by-room scope keeps that discussion tied to locations instead of treating the property as one unexplained dollar amount.

Tell me what happened, where the property is and whether mitigation or repair work has already taken place. If you have an existing estimate, contractor proposal or supporting records, those help frame the review. In Houston we still schedule an on-site walkthrough. Jobs outside my area can use remote estimating.

Document conditions before comparing totals

Two estimates can use different quantities, material descriptions or repair actions and still appear to cover the same room. One might include finish replacement while another includes removal, access and the work needed to reinstall nearby items. A useful comparison starts with those details. It does not assume that the higher or lower price is automatically the correct one.

During the walkthrough I record the affected areas, relevant measurements and layout. Matterport provides a way to revisit room relationships when reading the written scope. Photos and notes support particular conditions, while the Xactimate estimate organizes the described repair work into line items.

Separate immediate work from the rebuild

A project may have records from emergency services, drying, demolition or temporary protection as well as a proposed rebuild. Those records describe different stages. They should be reviewed together without treating one contractor’s completed task as proof that every later repair has already been identified or included.

The estimating discussion can distinguish work already performed from work being proposed. It can also identify areas that need further documentation before a final repair assumption is made. I provide estimating and property documentation, not emergency response, engineering, mold testing or a determination of insurance coverage.

Use the scope to coordinate the project

For homeowners, an itemized estimate creates a reference for conversations with prospective contractors. Ask whether a proposal includes the same rooms, finishes and supporting tasks. Confirm exclusions and who will handle separate work. The estimate does not replace a construction contract, and each contractor must explain its own proposal and responsibilities.

For restoration companies and general contractors, the written scope can support trade coordination and clarify the sequence of repairs. My ten years of general contracting experience help me consider the practical steps behind the visible finish. The scope should be readable by someone who was not present for the original walkthrough.

When the scope needs another review

Conditions can change after the initial visit, especially when concealed materials become accessible. Keep the new information connected to the affected room and the existing scope. A revision is clearer when it explains the specific condition, measurement or repair step that changed instead of presenting an unexplained replacement total.

Chairman Estimating also offers supplement writing and scope review beginning with an on-site walkthrough. I document supported repair differences in Xactimate. I do not act as a public adjuster or insurance adjuster, negotiate claims, or promise that a carrier will approve an estimate. Coverage and claim decisions are separate from my estimating service.

I work with contractors you can hire directly. Our estimating fee is explained on our pricing page, and we’ll go over it before I come out, so there are no surprises.

Most estimates are completed within 3 business days after the on-site inspection, signed agreement and any deposit. Properties with extensive damage may require additional time. Matterport is included in every file; opting out does not reduce the fee. The remaining balance is due when the estimate is completed. The completed estimate is released once the remaining balance has been paid. Full details: How pricing works.
