Slab Leak Repair Estimates in Houston
Houston’s clay soil and slab foundations make slab leaks a common call. I’m Benny Mancillas, an independent Xactimate estimator. After your plumber finds the leak, I walk the home and write the repair estimate for the access and the damage the water caused.
What a slab leak estimate covers
Access to the line: either a slab cut through the floor or a tunnel from outside, based on the plumber’s plan. Flooring removal and replacement in the affected rooms, which often means continuous flooring through several rooms. Wet drywall, baseboards, cabinets and toe kicks. Drying, if it’s still needed. Patch and finish work after the plumber is done.
What I need from your plumber
The leak location report, the repair method, and any photos or invoices. The pipe repair itself is often treated differently from the water damage under many policies; that’s a question for your agent or insurer. I write the repair scope as documented.
Don’t lose the evidence
Take photos of wet floors, warped baseboards and the open trench before anything is closed up. If the plumber is still working, tell me and I’ll try to visit while the access is open.
My role
I’m an independent estimator, not a public adjuster or insurance adjuster. I don’t negotiate with insurance companies, interpret coverage or promise what a claim will pay. I document the damage and write the repair scope.

Common questions
My plumber already fixed the leak. Is it too late?
No. I document today’s conditions and use the plumber’s report and photos for what’s no longer visible.
Do you estimate foundation repair?
No. Structural foundation work needs an engineer and a foundation contractor. I write the flooring, finish and water damage repairs.
Are you a public adjuster?
No. I’m an independent estimator. I write the repair estimate; I don’t represent you with the insurance company, negotiate the claim or promise a result.
