Storm and Roof Damage Estimates in Houston

A storm-loss estimate needs to connect the exterior work with any documented interior repairs. Chairman Estimating provides independent on-site Xactimate estimates for Houston-area homeowners and contractors, with Matterport documentation to support the property record.

Keep project records clear

If a proposal includes temporary protection as well as permanent repairs, identify which work has already been completed and which remains planned. Keep those records with the relevant dates. An estimate reader should not have to guess whether an item is a historical expense, a proposed repair or an allowance awaiting more information. Distinguishing those categories makes the project discussion more precise.

Define which parts of the property need review

Tell me whether your questions concern the roof, exterior finishes, interior water damage or several parts of the property. Existing estimates and photographs can help identify the areas to discuss. Access conditions and the current project stage also matter, especially if temporary repairs or material removal have already occurred.

Every project starts with an on-site walkthrough. The visit documents accessible conditions and the information relevant to the repair scope. It is not a promise that every roof surface or concealed assembly can be inspected, and it does not replace an engineer’s findings or a specialist assessment when one is needed.

Read a roof estimate beyond its overall quantity

A roof repair description may involve more than the principal covering material. Depending on the supported scope, the estimate may need to address edges, transitions, penetrations, flashing and related removal or installation tasks. Each item should be tied to what the project actually requires rather than copied into every job.

Quantities and units deserve a separate check. A line measured in roofing squares is not directly comparable with a line measured in linear feet. Review the item description, measurement and action together. This helps explain why two proposals with similar overall totals can still describe materially different work.

Keep exterior and interior repairs connected

Interior damage may appear near a ceiling or wall while the proposed exterior work is described elsewhere in the file. A room-by-room record makes the inside work easier to follow. The scope should describe the observed finishes and supporting repair steps without assuming that every interior condition has the same cause.

Matterport documentation is useful for understanding the interior layout and the relationship between rooms. Photos and written notes can support particular observations. A Matterport record is not a roof engineering report or proof of a loss cause; it is part of the documentation used to explain the estimate.

Compare supported items in an existing scope

When reviewing an existing storm or roofing estimate, begin with the specific questions. Is a quantity different? Is a described material inconsistent with the documented area? Does a repair need supporting access or finish work that has not been explained? Those questions can be reviewed individually against the property information.

Chairman Estimating offers on-site scope review and supplement writing. I prepare supported estimating differences in Xactimate and describe the information behind them. I do not negotiate claims, determine policy coverage or guarantee approval. A larger estimate is not itself proof that a claim should be paid differently.

Prepare the records and project access

Send the property address and tell me who can arrange the walkthrough. If you have photographs taken before temporary repairs, an existing scope or contractor documentation, keep those available for the review. Do not delay urgent work merely to wait for an estimating appointment; coordinate the project’s immediate needs with the appropriate service provider.

At scheduling, we will discuss the areas to document, availability and any separately quoted additional work. Any travel fee is explained on the pricing page. Residential and commercial losses are within the service scope. If new conditions become visible later, discuss whether updated documentation or another visit is needed before relying on a revised estimate.

Roof components and exterior details

Document the roof system, pitch, layers, measured quantities and waste assumptions. Applicable items can include starter and ridge cap, step and counter flashing, pipe boots, chimney or skylight flashing, decking, underlayment, drip edge and ventilation. Code-related items require the relevant jurisdiction and project requirement; they are not automatic additions. Access, detach/reset work, permits and disposal should reflect the property and the work actually needed.

The exterior record should identify affected elevations, siding and trim, glazing and screens, gutters and downspouts, garage-door panels or hardware, and fencing measured with posts and gates. Include detached structures and documented debris, landscape or hardscape work when within the agreed scope. Tie finish work and interior leak damage to observed conditions rather than assuming every component needs replacement.

Most estimates are completed within 3 business days after the on-site inspection, signed agreement and any deposit. Properties with extensive damage may require additional time. Matterport is included in every file; opting out does not reduce the fee. The remaining balance is due when the estimate is completed. The completed estimate is released once the remaining balance has been paid. Full details: How pricing works.
