Xactimate Repair Estimates in The Woodlands

The Woodlands is built under a pine canopy, and that shapes the damage I see there. I’m Benny Mancillas, an independent Xactimate estimator. I walk the house, measure each affected room and roof slope, and write a line-item repair estimate with labeled photos and a Matterport 3D scan.

Damage I write estimates for in The Woodlands

Tall loblolly pines mean limbs and whole trees on roofs after summer storms and hurricanes like Beryl in 2024, plus the ceiling, framing and gutter damage that comes with them. Hail moves through Montgomery County most springs. Many Woodlands homes are larger two-story builds with tile or architectural shingle roofs, vaulted ceilings and custom finishes, so matching materials and access for high walls matter in the scope. Spring Creek and Panther Branch have flooded nearby neighborhoods, and attic water lines and water heaters cause their share of interior leaks.

What you get

An on-site walkthrough, measurements of each affected room, labeled photos, a Matterport 3D scan and an Xactimate estimate that lists the repair work line by line. The estimate is yours to share with your insurance company, your contractor or anyone helping with the repairs.

An independent estimator, not a public adjuster

I write repair estimates. I am not a public adjuster or insurance adjuster, I don’t negotiate with your insurance company, and I can’t promise what a claim will pay. My job is a clear, well-documented estimate of the repairs your home needs.

Where I work around The Woodlands

I cover every village, from Grogan’s Mill and Panther Creek to Creekside Park, Sterling Ridge and Alden Bridge, plus Shenandoah and Oak Ridge North. It’s a longer drive from my Webster base, so send the address and I’ll confirm the visit before anything is booked. Jobs outside my core area may require a travel fee, explained on the pricing page. I’m based in the Webster and Clear Lake area. Nearby: The Woodlands, Shenandoah, Oak Ridge North, Spring, Conroe, Magnolia. See the full service area. Hours are Monday–Friday, 8 AM–5 PM Central. Spanish is available. Visits take place at your property.

Questions from The Woodlands homeowners

A tree came through the roof. What does the estimate include?

Tree removal is its own trade, so I note it separately. The repair estimate covers what the tree damaged: decking, framing where it’s visible, roofing, gutters, ceilings, insulation and interior finishes, room by room.

My home has custom finishes. Will the estimate reflect them?

I document the actual materials I see, like trim profiles, flooring type and cabinet construction, and write them that way instead of defaulting to builder-grade items.

Do you work with roofers in The Woodlands?

Yes. Roofers and restoration crews are partners. I write the estimate; they do the work.

Are you a public adjuster?

No. I’m an independent estimator. I write the repair estimate; I don’t represent you with the insurance company, negotiate your claim, decide coverage or promise what a claim will pay.

How much does an estimate cost?

Fees are explained on one page. See how pricing works.
