Fire and Smoke Damage Estimates in Houston

Fire-loss repairs can involve more than the room where the fire started. Chairman Estimating prepares on-site Xactimate scopes and Matterport documentation for Houston property owners and contractors who need a clear record of the proposed repair work. The layout image is an example of documentation, not a claimed fire-loss result.

Keep project records clear

If separate contractors have prepared cleaning and reconstruction proposals, keep each proposal identified by author, date and scope. An estimating review can compare the described tasks without assuming that one proposal replaces the other. Bring questions about overlap to the review, especially where the same surface is listed for treatment in one document and replacement in another. The documents need to describe their different assumptions clearly.

Plan access before planning the estimate

Tell me the property address, the areas involved and the current access restrictions. A fire-damaged property may require information from other professionals before particular areas can be entered or a repair assumption can be made. The walkthrough should follow the access arrangements established for the project; an estimate does not certify that a building is safe.

Existing photographs and records can help explain conditions before temporary protection or removal work took place. I review that background alongside what is observable during the visit. In Houston, every estimating project requires an on-site walkthrough (jobs outside my area can use remote estimating). Photos alone are not a substitute for the property documentation needed to prepare the scope.

Describe rooms and materials separately

A fire and smoke scope should make clear which room and material each task concerns. Cleaning, removal, replacement and finish work are different actions. Their descriptions and quantities need to match the documented conditions and the proposed repair approach. Combining unlike tasks into one general allowance can make comparison and planning harder.

The estimate can organize affected finishes, trim and supporting work by room so that the reader can follow the scope. Where recommendations or specifications from a specialist are needed, those should be identified rather than guessed. My role is independent estimating and documentation, not engineering, environmental testing or certification of cleaning results.

Account for the work surrounding the finish

The visible finish is often only the final step of a repair. Access, protection, removal and reinstallation can affect how a contractor carries out the work. A ceiling repair, for example, may need to describe the relevant finish layers and the handling of items around it. The specific tasks depend on the property and the documented conditions.

My ten years of general contracting experience inform how I think through that sequence. The purpose is to describe the applicable work clearly enough that another member of the project team can understand it. It is not to add a standard list of charges to every fire-loss estimate regardless of what the building needs.

Connect the written scope to the property record

Matterport documentation provides room and layout context for the Xactimate estimate. Photos and notes support particular observations. Together, these records help someone reviewing the scope understand where the described work belongs, even if that person was not at the walkthrough.

A scan cannot see through concealed assemblies, and it does not decide which repair method is appropriate. The estimate should be read with its supporting notes and any project-specific limitations. If more information becomes available after demolition or another investigation, the affected scope can be reviewed against that information.

Review existing estimates without claim negotiation

Homeowners, restoration contractors and general contractors can request a review of an existing fire or smoke repair estimate. Bring the current scope and explain the questions you want checked. A useful review focuses on identifiable differences in quantities, materials and repair steps supported by the site record.

Where additional documented work is needed, I can prepare supplemental estimating in Xactimate. Chairman Estimating is not a public adjuster or insurance adjuster. I do not interpret coverage for you, negotiate the claim or promise a payment result. The service is the repair estimate and its supporting property documentation.

Systems and access beyond visible soot

Depending on specialist findings and documented conditions, the scope may need to distinguish charred framing and sheathing from surfaces suitable for cleaning, sealing and finish paint. Record heat-affected windows and doors, attic insulation, HVAC cleaning or replacement recommendations, and electrical or plumbing work identified by the responsible trades. Temporary power and board-up belong in the record when they are part of the actual work.

I work with contractors you can hire directly. Our estimating fee is explained on our pricing page, and we’ll go over it before I come out, so there are no surprises.

Most estimates are completed within 3 business days after the on-site inspection, signed agreement and any deposit. Properties with extensive damage may require additional time. Matterport is included in every file; opting out does not reduce the fee. The remaining balance is due when the estimate is completed. The completed estimate is released once the remaining balance has been paid. Full details: How pricing works.
