Condo, Townhome and HOA Water Damage Estimates in Houston
When water moves from one unit to another, the hardest part is often figuring out whose scope is whose. I’m Benny Mancillas, an independent Xactimate estimator in Houston. I document each affected unit and common area separately so owners, the HOA and their insurers can each read their part.
Organized by unit and area
Each unit gets its own section, and common elements like hallways, stairwells, roofs, exterior walls and shared plumbing get theirs. That makes it easier to match the scope against the HOA master policy and each owner’s HO-6 policy, which is a coverage question for the insurers and the association documents.
Upgrades and original finishes
Many condo policies treat original builder finishes and owner upgrades differently. I describe the materials that are actually in the unit, like flooring type, cabinet construction and countertops, so anyone comparing against the original specs can see the difference.
For property managers and boards
Managers can send me several units from one loss. I schedule access with residents and deliver one file per unit or one file per building, whichever works better.
My role
I’m an independent estimator, not a public adjuster or insurance adjuster. I don’t negotiate with insurance companies, interpret coverage or promise what a claim will pay. I document the damage and write the repair scope. I don’t decide who is responsible for a leak.
