Repair Estimates for Houston Landlords and Rental Properties
When your rental takes damage, you may be across town or across the country. I’m Benny Mancillas, an independent Xactimate estimator in Houston. I meet the tenant or your manager at the property, document the damage, and send you a line-item estimate plus a Matterport scan you can walk from anywhere.

Built for owners who aren’t there
The Matterport scan lets you, your manager and your contractor see the property as I found it. Labeled photos tie each repair line to a room, so you can approve work without a second trip.
Single-family, duplexes and small multifamily
I write single rentals, duplexes, fourplexes and small apartment buildings, unit by unit. For larger buildings see commercial estimates.
Turnover and tenant timing
Tell me whether the unit is occupied. I can schedule around tenants and note conditions like personal belongings in the way. Lost rent and tenant issues are between you, your insurer and your lease; I write the repair scope.
My role
I’m an independent estimator, not a public adjuster or insurance adjuster. I don’t negotiate with insurance companies, interpret coverage or promise what a claim will pay. I document the damage and write the repair scope.
Where I work
Houston and the surrounding metro. See the full service area. Hours are Monday–Friday, 8 AM–5 PM Central. Spanish is available. Visits take place at the property. Fees are on one page: see pricing.
Common questions
Can my property manager meet you instead of me?
Yes. Anyone who can give me access works.
Do you estimate tenant-caused damage?
I document the damage I see. Cause and responsibility are for you, your tenant and your insurer.
Are you a public adjuster?
No. I’m an independent estimator. I write the repair estimate; I don’t represent you with the insurance company, negotiate the claim or promise a result.
How much does an estimate cost?
Fees are explained on one page. See how pricing works.
