HOUSTON · ON-SITE ESTIMATING

On-Site Xactimate Estimator in Houston

An Xactimate estimate should explain the repair work, the measured quantities and the conditions behind each item. Chairman Estimating provides that independent record for Houston homeowners, restoration contractors and general contractors. I am Benny Mancillas, and every estimate starts with a walkthrough I perform at the property.

What an Xactimate estimator does

Xactimate organizes repair work into individual line items with quantities, units and pricing. A useful estimate connects those items to actual rooms and affected materials. It makes clear whether work involves removing a damaged finish, replacing it, detaching an existing fixture or protecting something that remains. Those distinctions matter when a contractor plans the sequence and a property owner compares the proposed work.

The software does not inspect the building or decide what happened there. My work is to document the conditions, measure the relevant areas and write a scope that describes the repair. An estimate is a description and pricing of that work; it is not an insurance coverage decision or a promise of payment.

Why I visit the property

A photograph can show a damaged wall, but it may not show how that wall connects to a cabinet, doorway or continuous floor. The walkthrough lets me record room relationships and access conditions alongside the visible damage. Matterport documentation adds a spatial record that the project team can revisit while discussing the written scope.

Existing photos and estimates are useful background. You can share them when we arrange the job, but in Houston they do not replace the site visit. For jobs outside my area, I can write the estimate remotely from plans, photos, video or a Matterport scan; see remote Xactimate estimating. Send the property address first so I can confirm availability and access requirements before we schedule. Any travel fee is explained on the pricing page.

What you receive and how to read it

The completed estimate identifies repair items, quantities and notes organized around the property. Xactimate ESX and PDF files, the property sketch and supporting documentation give you different ways to review the same scope. Start with the room descriptions, then check the quantities and work actions before looking only at the grand total.

For example, a flooring line by itself may not explain the work around baseboards, transitions or items that must be moved for access. The estimate should describe the applicable supporting work rather than leave the reader to guess. The public sample on this website shows the format of one actual project; its conditions and prices are not a quote for your property.

For homeowners and project teams

A homeowner can use an independent scope to ask more specific questions when choosing a contractor. Compare what each proposal includes, what it excludes and whether the quantities describe the same repair. Different totals can reflect different assumptions, so reviewing the scope is more useful than choosing a number in isolation.

Restoration contractors and general contractors can use the documented scope when planning the rebuild and coordinating trades. My ten years of general contracting experience inform how I describe access, work sequence and finish details. Chairman Estimating provides estimating and documentation; the contractor remains responsible for its construction proposal and work.

Existing estimate or newly discovered damage?

If you already have an estimate, bring it into the review. I can compare its scope with conditions observed on site and document supported differences. Where supplemental estimating is needed, the additional work is written with the measurements and explanations behind it. I do not negotiate claims or act as a public adjuster or insurance adjuster.

Tell me whether repairs have started and which areas will be accessible. If a condition is concealed, access is restricted or another specialist’s findings are needed, that limitation belongs in the discussion. An estimate should distinguish observed conditions from assumptions so that later revisions have a clear reason.

Most estimates are completed within 3 business days after the on-site inspection, signed agreement and any deposit. Properties with extensive damage may require additional time. Matterport is included in every file; opting out does not reduce the fee. The remaining balance is due when the estimate is completed. The completed estimate is released once the remaining balance has been paid. Full details: How pricing works.
